This is the operating framework for Perimtr's Toronto pilot. Product-specific reports identify their active sources, scope, generation date, and limitations.
01 — METHODOLOGY
How we read
an address.
Match before analysis
Perimtr matches an entered address against an available official address registry. The matched coordinates anchor location-based queries. If a match cannot be made reliably, Perimtr does not present the result as certain.
Two classes of public data
Location-based records are tied to coordinates and queried within a stated radius. Boundary-based records are published for a neighbourhood, ward, or other administrative area and remain labelled with that geography.

Named sources and explicit freshness
Each generated report identifies the applicable publisher, geography, generation date, and available freshness information. Source availability and publisher schedules vary; a report is a dated view, not a continuously updated record.
Product-specific method
The Neighbourhood Report combines location- and boundary-based context. Due Diligence focuses the available property record around a defined decision. Heritage checks the applicable official register and mapped district context, then identifies what still requires confirmation.
02 — PRODUCT POLICY
The rules behind
the products.
Private Toronto pilot
Neighbourhood Report, Due Diligence, and Heritage are invitation-only pilot products for supported Toronto addresses. ParkSense is in development; Safe Walk is upcoming; Know Your Tree and Land & Water remain exploratory.
One complimentary Neighbourhood Report
Each approved pilot user may generate one complimentary Neighbourhood Report for an address and scope Perimtr can support. Other products may require a separate access request or manual scoping.
No score, proxy, or hidden verdict
Perimtr presents named public records and their context. It does not use demographic proxies or compress evidence into a safety, quality, desirability, investment, or neighbourhood score.
Unavailable is a valid result
Where a source is missing, withdrawn, stale, unsupported, or not applicable, Perimtr may label that information unavailable rather than substitute an inference.
03 — PRIVACY

Information used
The pilot may process account and contact information, submitted addresses, report identifiers, generation and expiry dates, and a secure sharing token when a private share link is created.
Purpose
Information is used to manage access, generate and deliver reports, provide report history and sharing controls, protect the service, and respond to support requests. Perimtr does not sell report-search history or use it for behavioural advertising.
Contact forms
Pilot-access and partner enquiries are processed through Formspree and delivered to Perimtr. Submit only the information needed for your request.
Website analytics
If Perimtr enables website analytics, it will use them to understand site traffic and improve the service. Analytics will be activated only after the relevant notice and consent controls are in place; they are not used for behavioural advertising.
Reports and sharing
A user may create a private, revocable share link. Anyone with an active link may be able to view the report. The report identifier alone is not intended to act as an access credential.
Retention
Pilot reports remain available for 60 days from generation unless stated otherwise. Share links stop working when a report expires or earlier if revoked. Operational records may be retained where reasonably required for security, compliance, or dispute handling.

04 — PILOT TERMS
Use the record
responsibly.
Access and accounts
Pilot access is invitation-only and may be limited by product, geography, source availability, or capacity. Users are responsible for their account activity and for protecting private report links.
Permitted use
Reports may be used for personal or internal business research and shared through the available private-link controls. Users must not misrepresent a report as official, remove required source attribution, probe the service, or use it to profile protected or vulnerable groups.
Reports are dated
A report reflects public information available at its stated generation time. It is not continuously updated unless Perimtr expressly provides a refreshed report.
Partner work
Partner scope, branding, sources, delivery, usage allowance, and pricing are set in a written agreement. Co-branded reporting retains required attribution, methodology, and limitations.

No professional advice
Perimtr reports are informational public-record products. They are not legal, real estate, financial, insurance, planning, engineering, environmental, appraisal, inspection, or other professional advice.
Public records are partial
Records can be incomplete, delayed, revised, approximate, duplicated, or unavailable. The absence of a record is not proof that an event, obligation, condition, or restriction does not exist.
No prediction or determination
Reports do not predict crime, property value, approvals, development, insurability, environmental conditions, neighbourhood change, or future events. They do not determine legal status, compliance, entitlement, ownership, suitability, or what a person should do.
Verify material facts
Users remain responsible for confirming material information with the appropriate authority and qualified professional before acting.
