How the report is made
A traceable screen—not a black-box answer.
Every report follows the same sequence from municipal address validation to source matching, spatial screening and plain-language guidance. The report keeps the evidence and limitations beside the conclusion.
Five-stage method
Resolve the address
The search is normalized and checked against Toronto’s municipal address service. Unit, city, province and postal-code text are removed before matching.
Check the Heritage Register
The verified address is compared with a versioned product copy of Toronto’s Heritage Register. An exact normalized address creates the strongest register match.
Screen district boundaries
If needed, the municipal address point is tested against mapped Heritage Conservation District polygons. This is a point-in-boundary screen, not a legal parcel determination.
Add supporting checks
The report looks for nearby register addresses and screens live active-permit and archaeological-potential services. Unavailable services are labelled unavailable rather than clear.
Explain the likely path
Status-specific guidance is combined with the user’s selected project to show examples, likely approvals, preparation items and the authorities that may be involved.

What confidence means
- Strong address match
- The normalized municipal address matches an address in the Heritage Register.
- Boundary match
- The verified municipal address point falls inside a mapped Heritage Conservation District.
- No heritage match
- The address was verified, but the checked register and district boundary sources returned no match. This is not legal clearance.
Known limitations
The legal parcel and current documents remain decisive.
Address points may not represent an entire parcel. Open datasets can lag Council decisions, contain inconsistent descriptions or omit property-level district classifications. Designation by-laws, district plans, title documents and current City advice take precedence over the report.
Failure handling
Uncertainty stays visible.
When an external screening service cannot be reached, Perimtr reports that the check is unavailable. It does not convert a failed check into a negative result.

Source dates travel with the report.
Generated datasets carry their retrieval dates and are checked for age during release validation. Every property report also links back to the official sources needed for current confirmation.
